Valley View
Driven by LiDAR-to-BIM modelling, this renovation frames unobstructed views of the Alzette valley. We integrated original wooden parquet and reinforced the stairwell with a massive steel beam, navigating strict constraints to add certified, high-quality living space.
Overview
This project involved the complete renovation of a single-family house dating from 1974. The works included the creation of habitable attic space accessed by a new fixed stair, adjustments to partitions and sill heights, insulation works, renewed finishes, and a full replacement of the electrical network.
Constraints
The renovation had to remain within a strict budget cap of €130,000, while meeting a critical move-in deadline imposed by the client. The discovery of asbestos during pre-construction investigations added further technical and logistical pressure.
Approach
Ivan Badiarov developed the project using 3D modelling based on a LiDAR survey, then managed the tender process actively, negotiated directly with contractors, and maintained close site supervision throughout execution. The asbestos remediation was fully integrated into the process without affecting the final schedule.
Results
The critical phases were delivered on time. The project generated savings of more than €25,000 against the initial works budget and secured certification for 10.3 m² of additional habitable area, creating an immediate added value of approximately €72,000.
